As things stand now, nothing can beat the potential of investment in land close to the central parts of the upcoming 10 new investment regions under the Delhi Mumbai Industrial Corridor (DMIC).
The Delhi Mumbai Industrial Corridor is a US$90 Billion infrastructure project consisting of 1483 KM Dedicated Freight Corridor (DFC) between Delhi and Mumbai, 11 Mega Investment Regions with new cities and modern urban infrastructure, 13 Industrial Areas with new support infrastructure, six Airports, three Ports, a 4000 MW power plant and a six-lane intersection-free expressway connecting Delhi and Mumbai.

Some of these new locations have already turned hot. For example Dholera in Gujrat since the State Govt has declared to develop Special Investment Region in Dholera (Dholera SIR). Dholera is close to close to Gujarat International Finance Tech City (GIFT) And the Petro-chemicals and the Bharuch-Dahej Petroleum Investment Region (PCPIR). Gujrat government has notified 879 Sq. Km of Area as DSIR.. Government allocates 1700 Hect. land for Airport. And work on the central spine road already started.
Its suggested to invest in land in the Corridor on either side of the DFC but within the 11 Investment Regions (as identified above) as close to the Central Business Districts of the proposed cities.
Apart from the above, GIFT should top your list if you have inclination to invest in World Class Commercial and Residential Projects.
